Why do you need a survey?

Many purchasers rely on the mortgage valuation for advice and information on the property they are purchasing. A mortgage valuation is prepared specifically for a lender to assess whether the property is a suitable security for the loan requested. You should not assume that because no items of disrepair are mentioned in the valuation report none exist. Indeed, in some circumstances, the property may not even be inspected by a surveyor.If you need advice on the condition of a property you are purchasing we recommend that you commission your own Homebuyer Report or Building Survey.

Types of Survey

BUILDING SURVEYS

 

A Building Survey is suitable for all types of property and provides a full picture of their construction and condition. It can usually be tailored to the clients individual requirements and includes technical information on the construction and materials as well as details of any defects.

HOMEBUYER REPORTS

The Homebuyer Survey is a concise report approved by the Royal Institution of Chartered Surveyors. It is appropriate for properties of conventional type and design that appear to be in reasonable condition. It is not appropriate for older properties (pre 1920) or those of unusual construction.

ENERGY PERFORMANCE

An Energy Performance Certificate advises on how energy efficient a home is on a scale of A-G with A being the most efficient. The certificate also tells you the impact the home has on the environment on a scale of A -G. Better rated homes should have less impact through lower carbon dioxide emissions.
